Topsails is a low energy new-build house, positioned at the mouth of Pill Creek. From its elevated position it enjoys a westerly outlook across the water, as well as far reaching views of Carrick Roads to the south.
To minimise its visual impact within the AONB the lower floor is set into the hillside, providing a solid stone-clad base for the main accommodation above. A generous entrance door leads to an open tread timber staircase, naturally lit from above.
Upstairs, the master bedroom suite occupies one end of the building, with its own generous dressing room and private bathroom. Two further guest bedrooms benefit from views across the water. The open plan kitchen and dining room has access to a south facing terraced area, while the lounge is located in the prime position to enjoy the views with windows on two sides.
The upper floor is clad in timber which projects over the stone base. Windows overlooking the water are recessed slightly, with the overhanging roof providing shading in the summer months. A low pitched zinc clad roof provides ample space for an array of solar panels.

KAST have built us a beautiful, modern, warm house on a difficult site. The project took six years and with their enthusiasm and skill they achieved a fantastic result.
