The principle entrance and generous lobby lead to a bespoke oak staircase, followed by bedrooms, bathrooms and a utility. The open plan main living spaces are located upstairs with spectacular views of the North Cornwall coast. From the first floor there are private cantilevered balconies and a sun terrace to each property,

The timber frame is highly insulated and carefully detailed to ensure an airtight construction to minimise heat loss. The building is clad in locally sourced larch, slate and render which are complemented by aluminium clad timber frame windows.

Karn Havos is development of 9 holiday homes located in an area of Outstanding Natural Beauty on the north coast of Cornwall.

The design replaces an old hotel and caravan park with two storey, three and four bedroom contemporary homes, taking advantage of reversed living to maximise the phenomenal uninterrupted views, both out to sea and back inland.

Within the houses, a pallet of natural, calm, understated finishes compliment the architectural intention of the dwellings within their context. At first floor level, oak floors and bespoke staircase joinery seek to deepen this conformity between the external and internal imagery.

 

 

The project is currently under construction with completion in 2021

The external materials reflect the local vernacular of stone, slate, timber and render, whilst varied roof profiles deconstruct the composition of the site from afar.

 

Public and private gardens create a sheltered and green heart to the site, with car parking discretely tucked away to the rear, therefore not interfering with the considered circulation and garden space between the properties.
